summary of services

We love working on a variety of brick fencing projects.

Our building and project management services cover all design, permit and construction stages, ensuring we support you through every stage of your brick fence.

We typically build brick fences in the inner, eastern and south-eastern suburbs of Melbourne as well as the Mornington Peninsula.

design stages

– concept stage –

The main objective of the ‘concept’ stage is to establish an initial design and budget so you can start to make some decisions for your new brick fence. Taking some measurements from site and the design elements we spoke about during our initial ‘hello’ meeting, we provide you with a concept design and an ‘order of cost’ that includes an estimate of costs, the project scope, general specification, health and safety requirements, assumptions and further investigative work required during the ‘develop’ stage.

– develop stage –

We provide recommendations for cost-effective consultants including a draftsmen, structural engineer, geotechnical engineer and a building surveyor that we have worked closely with on a variety of brick fences since 2015. During the design stages, we manage the design team and perform site inspections to confirm existing conditions and to determine how they impact the design. We also review all design documents and provide your with feedback on constructability and any changes to our initial estimate or potential cost savings as early as possible.

permit stages

The requirement to apply for design related permits from council and authorities is unique to each brick fence that we build. We are happy to apply for any council or authority permits that apply to the project, and to manage the applications as they progress at no extra charge – we simply pass on the permit fees incurred and manage the applications for you. Where possible, we will also negotiate with the relevant council or authority for an outcome that reduces the cost of any permit conditions imposed.

construction stages

Our greatest joy and challenge – bringing your brick fence to life. Each of our brick fencing projects is supported by a detailed, custom project programme. This programme is an ordered schedule of tasks, durations, dates and notes that allows us to forward plan, work efficiently, coordinate trades, keep track of specific details and to provide you with updates as work progresses.

are you licensed, registered and insured?

Yes, we are licensed, registered and insured with the Building and Plumbing Commission (BPC). We also hold a variety of other construction industry licenses, registrations, insurances and qualifications. Details of our licenses, registrations, insurances and qualifications can be found on our ‘about’ page – https://blackbarrow.com/about/

how much does a brick fence cost?

The cost of every brick fence is different, depending on the extent of any permits, demolition, earthworks, concreting, automation, access control and metalwork design.

Initial budgetary ranges can often be provided over the phone during our initial chat, and more considered estimates provided with a concept design a few days after our ‘hello’ meeting. Our estimates make assumptions and allowances for the likely structural design, soil conditions, and permit requirements.

Detailed quotations are provided after the architectural drawings, structural drawings and soil report are provided by the consultants, and can include any other services such as a new concrete driveway, retaining walls, landscaping or site works.

we have an idea of what we’d like to build. what’s the first step?

There’s no need to have any drawings or permits in place. Having an idea for your new brick fence is all that you need for us to have a quick chat on the phone. We’ll discuss your vision, general requirements, budget and arrange a time for a ‘hello’ meeting. We’ll also provide you with our introductory ‘hello’ brochure that details our process and what you can expect moving forward.

During our initial ‘hello’ meeting, we’ll discuss the high-level considerations of your project – including your budget, design and functional requirements, permit requirements and site considerations. We’ll also discuss the stages of our process and next steps that we support you through.

if we’re happy with your quote, when could you start and how long will it take?

We generally don’t have a long lead time for starting brick fencing projects. As soon as a project is ready, we are ready. Every project however, is unique and will require us to obtain different permits before we start work on site. Likely permit requirements, application fees and durations will be discussed during our first ‘hello’ meeting and all other stages of your project.

We provide updates on the permits, negotiations and expected start dates as the applications progress.

can you help with intercoms, gate automation and access control?

Absolutely we can. We work closely with a licensed, professional, cost-effective electrician that installs all of the necessary wiring and fixtures for intercoms, gate motors, pedestrian gate electric strikes, keypads and gate release buttons. We have wiring solutions for all projects that aim to eliminate the need for saw cutting existing concrete driveway and paths or damaging existing landscaping.

can you help with concrete driveways, retaining walls and landscaping?

Absolutely we can. We work closely with experienced, professional, cost-effective concreters and landscapers that can construct new concrete driveways, retaining walls, paving and steps, as well as supply and install irrigation systems, garden lighting and plants.
