It’s incredibly important to us that as a collective, the design team – which includes the architect, engineer, interior designer, specialist consultants and us as builders – take the time to make all of the necessary considerations and investigations prior to finalising the design documents.

Every project starts with an enquiry – usually by phone, our online contact form or clients reaching out through one of our social media platforms. Regardless of how you contact us, we will call you to have a brief introductory conversation about your new development. Following our conversation, we will provide you with a copy of our ‘hello’ brochure that includes sections for you to fill out as well as some more information on who we are and how our process benefits you.
Once you have had an opportunity to complete and return the sections of our ‘hello’ brochure, we schedule a time to meet with you so we can say ‘hello’ face to face.
Our introductory ‘hello’ meeting is a great opportunity for us to understand who you are, what you value and what your requirements are. It’s also a great opportunity for you to understand who we are and how we work. Neither of us should be entering into a legally binding construction contract at some point in the future, feeling like we are taking a risk by committing to each other to build your new development. It’s important to us that we share the same motivations as you for wanting to work together – that we share the same views on the ways in which we will communicate, plan and progress through the various stages of the project.
There are reasons for you wanting to invest in a multi-unit development. The ‘concept’ stage is our opportunity as project managers and as builders to understand what those reasons are and what your requirements are. Your requirements form the baseline against which all design and construction decisions and advice are provided and judged.
Are you investing in this multi-unit development with the intention of selling all of the properties on completion? Are these properties you intend to retain and lease? Are you targeting a particular buyer or sector of the market? Are you working to a fixed budget, completion date or design brief?
As builders participating in the ‘concept’ stage, we provide you with information relating to budgetary costs, the project scope, general specification, health and safety requirements, assumptions and further investigative work required during the next stages of our process. This information – while often indicative in nature – provides you with a high-level summary of the project to help you determine whether to proceed with the design concept, to reconsider your requirements or to amend the design.
As builders who work on the projects that we manage, we cannot overstate the value of the ‘develop’ stage. As project managers, our efforts in managing the on-site investigations and reviewing the documentation produced, allows us to support the design team in their efforts to support us as builders.
Irrespective of who you select to build your new multi-unit development, we encourage you and your design team to invest in this stage. Every meeting, drawing revision, investigation and selection at this stage of the project is reducing the likelihood of future variations, design changes and delays as the construction work progresses; delays that erode efficiencies that result from our detailed project programming prior to construction.
As builders participating in the ‘develop’ stage, we provide you with a preliminary fixed price quotation that further details the scope, specification, costs, milestones, preferred contract, insurances and project milestones.
Despite the possibility of objections or compromise, applying for permits shouldn’t be a stressful or complicated task. It is important to make sure that the documentation and advice provided by the design team during the ‘concept’ and ‘develop’ stages is prepared with as many known permit requirements in mind.
We have considerable experience in managing permit applications relating to council and authorities including sewer, water, power, gas, communications and rail in our capacity as project managers. As builders, this is an opportunity for us to have detailed discussions with council and authorities about the permits needed during the construction stage, with estimated costs for these permits being included in our final quotation.

As builders participating in the ‘tender’ stage, we provide you with a detailed, fixed price quotation that further details the scope, specification, costs, milestones, preferred contract, insurances and project milestones.
The commitment and trust that comes with signing a construction contract is significant for all parties involved. It is important that all aspects of the contract are discussed and that we provide each other with all of the relevant documents for review prior to signing the contract.
As builders, we recheck – and encourage our clients to recheck – the drawings, specification, certificates, reports, advice, permits, insurances and titles appended to the contract before we sign to make sure nothing is missed, our legal obligations are met and all necessary information is included to support any applications being made for finance.
Our greatest joy and challenge – bringing your new development to life. The true test of our process begins as we rely on the documentation that has been prepared and start work on site.
Each of our construction projects is supported by a detailed project programme. This programme is an ordered schedule of tasks, durations and dates that allows us to take advantage of construction efficiencies inherent in multi-unit developments, to coordinate trades and to provide you with updates as work progresses.
